  • Costa del Sol: Málaga reached all-time highs, with Marbella exceeding €5,300/sqm.
  • Costa Blanca: Steady growth of 5-8%, with premium areas like Javea and Moraira trading even higher.


Why New Developments are Winning

2025 saw an extreme price discrepancy. New builds reached an average of €2,712/sqm—nearly 50% higher than resales. For foreign investors, the choice is clear: new developments offer the energy efficiency, modern amenities, and capital preservation that the aging resale stock simply cannot match.


The Rental & Mortgage Landscape

Despite new restrictions, the rental market saw an 8.5% annual increase.

In the financial sector, the Euribor’s downward trend to 2.21% sparked a 20% increase in lending, dominated by stable fixed-rate mortgages.
